Avani To Open First Hotel In Japan With New Kyoto Property

Minor Hotels has announced plans to bring its Avani brand to Japan for the first time with the development of Avani Kyoto, a new hotel scheduled to open in 2030 in the heart of the historic city.

The project marks a significant milestone in the group’s expansion strategy across Japan and forms part of a broader partnership aimed at introducing several of Minor Hotels’ brands into one of Asia’s most important tourism markets.

Prime location in central Kyoto

Avani Kyoto will be developed on the site of the former Kyoto Shimbun headquarters along Karasuma Street, one of the city’s main thoroughfares. The hotel will benefit from direct access to Marutamachi Station on the Karasuma Subway Line, providing convenient connections across Kyoto.

The property will also place guests within walking distance of some of the city’s most iconic attractions, including the Kyoto Imperial Palace and Nijo Castle, making it an attractive option for both leisure and business travellers.

The development is being undertaken in partnership with Taisei Corporation and Heiwa Real Estate Co., Ltd., with Minor Hotels participating as both investor and operator.

240 rooms across renovated and new buildings

The project will combine the renovation of the existing North Building with the construction of a new South Building, creating a hotel with approximately 240 guest rooms.

According to Minor Hotels, the design will seek to balance Kyoto’s rich architectural heritage with the expectations of modern travellers. Public spaces, restaurants and social areas will be integrated throughout the property, reflecting Avani’s focus on contemporary urban hospitality and flexible guest experiences.

The hotel is expected to cater to both short-term visitors exploring Kyoto’s cultural attractions and longer-stay guests seeking a central base in the city.

Part of a wider Japan growth strategy

The launch of Avani Kyoto forms part of Minor Hotels’ wider entry into the Japanese market through its joint venture with Royal Holdings Co., Ltd.

The partnership aims to introduce several of the company’s brands, including Avani, Anantara and Tivoli, across key gateway cities and leisure destinations throughout Japan.

William E. Heinecke, Founder and Chairman of Minor International, said the project represents an important step in the company’s long-term expansion plans.

“Avani Kyoto represents an important step in Minor Hotels’ long-term expansion strategy, bringing the brand into one of Asia’s most culturally significant destinations. Through our local partners, we are creating a hotel that is aligned with the character of Kyoto while delivering a contemporary experience for guests,” he said.

Avani continues global expansion

Avani Hotels & Resorts currently operates more than 40 properties across five continents, ranging from city hotels and beach resorts to nature-focused retreats. The brand is positioned in the premium segment and is known for its modern design, accessible luxury and lifestyle-oriented approach.

The Kyoto project joins a growing pipeline of upcoming Avani openings across Asia, Australia and the Middle East as Minor Hotels continues to expand its international footprint.

With Kyoto remaining one of Japan’s most visited destinations, attracting millions of domestic and international tourists each year, the arrival of Avani is expected to strengthen competition within the city’s growing upscale hospitality market while offering travellers a new contemporary accommodation option in the historic capital.
