LiveStay Opens 100-key Punthill Epping in Melbourne Precinct

LiveStay has opened Punthill Epping, a 100-key apartment hotel in Melbourne‘s northern corridor, as the city continues to expand into new residential and commercial districts.

The property sits at 25 Greengate Way in the New Epping urban renewal precinct, a $2 billion development by Riverlee. It is positioned near the city’s growing transport and business links, with LiveStay targeting travellers who need longer-stay accommodation close to the outskirts of Melbourne.

The opening adds to LiveStay’s apartment hotel portfolio and brings a new branded stay option to one of Victoria’s fastest-changing suburban areas. The company said the property is designed to serve both business and leisure guests using the precinct as a base.

Punthill Epping offers 100 keys, making it a sizeable new addition to the local hotel market. Apartment hotels typically attract guests who want more space and facilities than a standard hotel room, and the format has become increasingly common in Australian cities where demand for flexible accommodation remains strong.

The New Epping precinct is being developed as a major mixed-use project, with Riverlee positioning it as a long-term urban renewal site for homes, retail, commercial space and services. The arrival of a hotel inside the precinct is likely to support the area’s broader growth by giving visitors and workers a place to stay nearby.

LiveStay’s move also reflects continued investment in Melbourne’s outer north, where population growth has encouraged new housing, infrastructure and hospitality projects. As more people move into the area, operators are looking to capture demand from travellers who prefer to stay outside the inner city but still want easy access to it.

The hotel opening comes as Australian accommodation providers continue to expand into suburban growth corridors rather than focusing only on central business districts. For developers and hotel groups, those areas can offer lower land costs, bigger sites and access to new demand from surrounding communities.

Punthill Epping is part of that trend. Its location inside a large-scale renewal precinct gives it a different profile from a typical stand-alone hotel, and its 100-key scale suggests the operator expects regular demand from both short and longer stays.
