Mandarin Oriental Announces Standalone Residences in West Palm Beach, Opening in 2031

Mandarin Oriental has unveiled plans for Mandarin Oriental Residences, West Palm Beach, marking its first standalone residential development in South Florida. The project is scheduled to open in 2031 and signals the brand’s continued expansion across North America’s high-end residential market.

Located along the Intracoastal Waterway in West Palm Beach, the development will comprise 87 private residences positioned to offer direct waterfront access. The site provides a quieter residential setting while remaining close to Palm Beach County’s leading cultural and lifestyle destinations, including the Norton Museum of Art, The Royal Poinciana Plaza, Worth Avenue and CityPlace.

Development and Design Team

The project is being developed by Great Gulf, one of North America’s established real estate developers. Architectural design will be led by Safdie Architects under the direction of Moshe Safdie. Interior design is entrusted to Studio Munge, while landscape architecture will be delivered by ENEA Landscape Architecture.

Rising 31 stories, the tower is positioned to become a prominent addition to the West Palm Beach skyline. The design emphasizes contemporary architecture, open waterfront views and a resort-style residential atmosphere.

Residences and Layout

Mandarin Oriental Residences, West Palm Beach will feature a mix of two- to four-bedroom homes, alongside two multi-level private villas and a full-floor penthouse. Each residence will include private elevator access and wraparound balconies overlooking the Intracoastal Waterway.

The configuration aims to combine privacy with expansive indoor-outdoor living, a key demand in South Florida’s luxury residential segment.

Amenities and Services

Residents will have access to a rooftop lounge with a swimming pool, cabanas, spa facilities and a fitness centre. At ground level, a second pool area with bar service and a beach-inspired waterfront setting will offer direct access to the Intracoastal.

Additional amenities include a pickleball court, garden lounge areas and curated communal spaces. As part of the Mandarin Oriental branded residences model, homeowners will benefit from hospitality-driven services designed to replicate the experience of staying at a luxury hotel.

Laurent Kleitman, Group Chief Executive of Mandarin Oriental, stated that the West Palm Beach development reinforces the company’s strategy to expand both hotel and branded residence offerings across North America. The project follows the group’s forthcoming hotel and residences in Miami.

Neil Vohrah, President of High Rise Residential North America at Great Gulf, described the collaboration as an opportunity to introduce a new standard of refined waterfront living in South Florida.

With completion targeted for 2031, Mandarin Oriental Residences, West Palm Beach positions itself at the intersection of global luxury branding, architectural distinction and the continued growth of Palm Beach County’s high-end property market.
