Mandarin Oriental is expanding its luxury residential portfolio in the Middle East with the launch of Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi, an ultra-exclusive collection of private residences scheduled for handover in 2029.
The project will introduce 35 standalone luxury mansions within the grounds of Emirates Palace, Mandarin Oriental, further strengthening Abu Dhabi’s position as one of the world’s fastest-growing luxury hospitality and residential destinations.
Developed by Emirates Palace Company in partnership with LEAD Development, the project represents one of the most ambitious branded residential launches announced in the UAE capital in recent years.
Luxury Living Inside Emirates Palace Grounds
The mansions will be located along one of Abu Dhabi’s most prominent stretches of coastline, combining privacy, large-scale residential design and direct access to hospitality-style services.
Mandarin Oriental will oversee residential services for the development, bringing the group’s signature luxury hospitality standards into a fully residential setting.
Each mansion is expected to feature panoramic sea views, landscaped gardens and private courtyards inspired by Abu Dhabi’s architectural and cultural heritage.
Focus On Exclusivity And Hospitality
The development has been designed around the concept of highly personalised luxury living, with residents gaining access to a curated collection of private amenities.
Facilities will include a residents-only beach club with private cabanas, a chef’s table, a golf simulator and dedicated family spaces.
Additional amenities are expected to include a Mandarin Oriental tea library, private lounges, meeting rooms and hospitality-style social spaces designed to reflect the atmosphere of a luxury resort.
The project reflects the growing global demand for branded residences, where buyers increasingly seek the privacy of home ownership combined with the service standards of high-end hotels.
Abu Dhabi Strengthens Luxury Position
The announcement further reinforces Abu Dhabi’s ambition to position itself as a leading global destination for luxury tourism, premium real estate and lifestyle investment.
Officials involved in the project described the development as a major addition to the city’s urban and hospitality landscape.
The mansions are also expected to contribute to Abu Dhabi’s broader strategy of attracting high-net-worth international buyers through landmark waterfront developments and globally recognised hospitality brands.
Branded Residences Continue Global Expansion
Mandarin Oriental has continued rapidly expanding its branded residences portfolio worldwide as luxury hospitality groups increasingly move into long-term residential living concepts.
The company said the Abu Dhabi project reflects growing demand for residences that combine design, cultural identity and discreet hospitality-driven services.
The Middle East has become one of the fastest-growing markets for branded luxury residences, particularly in destinations such as Abu Dhabi, Dubai and Saudi Arabia where tourism and ultra-premium real estate investment continue accelerating.
A New Chapter For Luxury Hospitality In The UAE
Executives involved in the project said the development aims to integrate naturally into the wider architectural identity of Emirates Palace while creating a new level of luxury residential experience within the capital.
As global competition intensifies among luxury hospitality brands, projects combining private ownership with resort-style services are becoming increasingly central to long-term expansion strategies.
For Abu Dhabi, the new Mandarin Oriental Mansions signal another step in the city’s evolution into a global destination for luxury living, tourism and hospitality-led real estate development.
