Jeddah’s waterfront is entering a new chapter as Mandarin Oriental confirms plans to open a major luxury hotel and branded residences in 2030. The project sits at the center of Jeddah Central, the city’s flagship redevelopment on the Red Sea that aims to reshape the coast into a global destination for culture, leisure, and modern urban living.
Shaped by the internationally known architectural firm KPF, the low-rise, low-density design is positioned to bring a quieter, more contemplative take on luxury to a district that will soon feature an opera house, a sports stadium, an oceanarium, and a world-class museum. With a private marina just steps away, the new property is designed as an urban sanctuary where waterfront living and cultural energy meet.
Mandarin Oriental, Jeddah will feature 140 guestrooms and suites overlooking the Red Sea, along with 115 serviced apartments intended for longer stays. The development also includes 187 branded residences ranging from two to four bedrooms, offering access to private lounges, a cinema, games room, golf simulator, children’s club, swimming pool, and fitness center. All residential services will be anchored by the hospitality brand’s signature high-touch service.
Dining will be a central part of the experience, with five venues planned across the grounds and several concepts drawn from Mandarin Oriental’s global culinary portfolio. Event spaces, including a large ballroom, are aimed at positioning the property as a new hub for business gatherings and social celebrations.
Wellbeing remains a pillar of the brand’s identity, and the Jeddah property will include The Spa at Mandarin Oriental with a full suite of holistic treatments and wellness programs. Families will also find a fully serviced kids club and creche with age-specific activities.
Executives from both Mandarin Oriental and Jeddah Central Development Company emphasize that the project aligns with Saudi Arabia’s broader cultural and tourism ambitions. After the recent debut of Mandarin Oriental, Riyadh, the company’s continued expansion signals confidence in the Kingdom’s rising profile among global luxury travelers.
With six million visitors arriving annually, Jeddah is already one of Saudi Arabia’s most important cultural and economic gateways. The addition of Mandarin Oriental is expected to strengthen the city’s appeal as it prepares for a new era of waterfront development and international visibility.
