Luxury Ski Resort Planned in Georgia as Rotana Enters Winter Hospitality Market

Rotana has announced plans to develop its first-ever ski resort, marking the hospitality group’s entry into the winter tourism segment. The new mountain resort will be located in Gudauri, one of Georgia‘s leading ski destinations in the Greater Caucasus Mountains, approximately 120 kilometres from Tbilisi International Airport.

The project will consist of two separate buildings with a combined capacity of around 400 rooms. Designed as a year-round destination, the resort will cater to both leisure and business travellers while supporting Georgia’s growing focus on premium tourism infrastructure.

Year-Round Mountain Destination

During the winter season, guests will have direct access to Gudauri’s ski infrastructure, one of the most popular winter sports areas in the Caucasus region. Outside the ski season, the resort will target visitors seeking hiking, outdoor activities, wellness experiences and mountain retreats.

The development will feature multiple restaurants, wellness clubs, a spa centre with panoramic and bio saunas, indoor and outdoor swimming pools, and dedicated relaxation terraces overlooking the surrounding mountain landscape.

Business and events travellers will also be accommodated through six conference and meeting rooms, allowing the property to attract corporate groups throughout the year.

Italian Design Inspired by Georgian Heritage

The architectural concept has been created by Italian design studio NOA under the direction of architect Lukas Rungger. The design draws inspiration from the traditional Georgian headscarf known as the “mandili,” with its flowing shape reflected in the resort’s rooflines and overall spatial layout.

The project aims to combine contemporary hospitality with elements of Georgian cultural identity while taking advantage of the dramatic natural setting of the Greater Caucasus Mountains.

Strengthening Rotana’s Presence in Georgia

The Gudauri resort further strengthens the partnership between Rotana and developer Pontus. The two companies first joined forces three years ago on the development of Pontus Rotana Resort & Spa, Gonio, near Batumi on Georgia’s Black Sea coast, which is scheduled to open in 2027.

The new mountain resort becomes the second joint project between the partners and represents Rotana’s continued expansion into emerging tourism destinations across the region.

Georgia’s Tourism Growth Continues

Georgia welcomed more than 7 million international visitors in 2025, supported by continued investment in premium hospitality infrastructure and a national strategy focused on developing year-round tourism. Alongside its growing reputation for cultural travel, gastronomy and wine tourism, destinations such as Gudauri are helping position the country as an increasingly important mountain and adventure tourism hub.

With the addition of a major international hotel operator in Gudauri, Georgia continues to attract investment aimed at diversifying its tourism offering and extending visitor demand beyond the traditional summer season.
