Mandarin Oriental is expanding beyond branded residences with the launch of an entirely new luxury residential concept that will debut in Abu Dhabi later this decade.
The hospitality group has unveiled Mandarin Oriental Mansions, a standalone residential brand that will launch with a collection of ultra-luxury homes at Emirates Palace in 2029.
New Mansion Brand Debuts At Emirates Palace
The first project under the new Mansions brand will be developed within the grounds of Emirates Palace, Mandarin Oriental in Abu Dhabi.
The project will include 35 private mansions built in partnership with Emirates Palace Company and Abu Dhabi-based developer LEAD Development.
Until now, the company’s residential portfolio has operated exclusively under the Mandarin Oriental Residences brand.
The new Mansions concept represents a move further into ultra-premium private residential experiences.
Private Homes Designed Around Space And Privacy
The development will feature four core mansion layouts alongside custom-designed residences created by architectural firms WSA and SAOTA.
Developers say the homes are designed around privacy, with layouts incorporating private courtyards, gardens and sea views.
The emphasis will be on lower-density residential living rather than traditional branded apartment developments increasingly seen across global luxury markets.
Dedicated Resident Facilities Planned
Residents will have access to the wider facilities of Emirates Palace, Mandarin Oriental, but the development will also introduce dedicated owners-only amenities.
These include private wellness facilities, exclusive swimming pools, spa spaces and fitness areas reserved solely for residents.
The goal is to combine the privacy of standalone homes with the service infrastructure of one of the Middle East’s most recognisable luxury hotels.
Building On Emirates Palace’s Luxury Reputation
Emirates Palace originally opened in 2005 before transitioning from Kempinski management to Mandarin Oriental operations in 2020.
Following extensive renovations, the property relaunched fully under Mandarin Oriental branding in 2023.
The hotel currently features extensive wellness facilities including a 1,500-square-metre spa, Moroccan hammams, private spa cabanas, steam rooms, whirlpools and ice cave experiences.
Abu Dhabi Continues Attracting Luxury Investment
The announcement adds to growing investment in Abu Dhabi’s ultra-luxury residential market as the emirate continues positioning itself as a global lifestyle destination.
For Mandarin Oriental, the Mansions brand represents another expansion beyond traditional hotel operations into increasingly personalised luxury living experiences.
