A new five-star hotel complex, “Alto”, is set to rise in the scenic valley of Dombay, marking a major addition to the tourism infrastructure of Russia’s North Caucasus.
The project will be developed within close proximity to ski slopes and the nearby Arkhyz resort, positioning it as a year-round destination for both winter sports and summer outdoor activities.
Major Investment And Strategic Partnership
The development agreement was signed during the Caucasus Investment Forum between Plato Development, the regional government of Karachay-Cherkessia and Mantera Group.
Financing support will be provided by Sberbank, with total investment estimated at 5.8 billion rubles. The resort is expected to open in 2029.
332 Rooms With Investment Model
The Alto complex will feature 332 rooms ranging from 25 to 70 square metres, including standard rooms, junior suites and full suites.
A key element of the project is its investment model, allowing buyers to purchase individual units and generate passive income. Once operational, all rooms will be managed by Mantera Group.
Year-Round Resort Concept
The resort is designed to operate beyond the traditional ski season, offering a full-service experience throughout the year. Guests will have access to a wide range of amenities, including a heated outdoor pool overlooking the Amanaus River, a spa with thermal facilities, a restaurant for 150 guests, a lobby bar and conference space.
Additional features include a children’s club, parking facilities and dedicated areas for storing and drying ski equipment — a practical addition for winter visitors.
Expanding A Regional Tourism Portfolio
Mantera Group already operates several major tourism assets across southern Russia, including the Krasnaya Polyana resort cluster, Sochi Park and multiple projects.
With Alto, the company aims to strengthen the North Caucasus as a competitive destination, combining alpine tourism with wellness, outdoor activities and modern hospitality infrastructure.
The project reflects a broader push to develop year-round mountain tourism in the region, offering visitors a mix of skiing, trekking and relaxation in one integrated setting.
