A Twisting Marvel on Sheikh Zayed Road
Opening in October 2025, Mandarin Oriental Downtown, Dubai will be the brand’s second property in the emirate — and its most architectural to date. Rising from the iconic Sheikh Zayed Road within the sinuous lines of the new Wasl Tower, the hotel will offer 259 elegantly designed rooms and suites, 224 private residences, and panoramic views stretching from the Arabian Gulf to the glittering skyline.
But this isn’t just about aesthetics. With a rooftop helipad for VIP arrivals and Dubai’s tallest ceramic façade designed for natural cooling, the building sets a new bar for sustainability in urban design. Inside, Mandarin Oriental’s legendary service is matched by ten world-class restaurants and bars — from French haute cuisine to Chinese, Greek, and Italian concepts — making it a destination for discerning global travelers and locals alike.
The hotel’s spa will span two floors, blending time-honored healing techniques with state-of-the-art wellness technology — a signature of the Mandarin Oriental experience. Meanwhile, the Mandarin Oriental Residences Downtown Dubai, the brand’s first in the city, will offer residents access to this holistic lifestyle on a daily basis.

A Tranquil Urban Retreat in Xi’an’s Imperial Past
Looking eastward, Mandarin Oriental is preparing to debut its first Northwestern China resort in Xi’an in 2029 — a destination that’s as historically rich as it is culturally magnetic. Once the capital of 13 Chinese dynasties and home to the Terracotta Warriors, Xi’an is set to welcome a new chapter in luxury hospitality.
Mandarin Oriental, Xi’an will sit within a sprawling landscaped site near a newly developed park. Its 166 rooms and suites — all featuring outdoor terraces — will be joined by seven private villas with pools and hot springs, promising an immersive escape. Designed by ACPV ARCHITECTS, the hotel draws from Tang Dynasty aesthetics with a modern, natural sensibility.
The spa experience here will go beyond indulgence, offering hot spring pavilions, signature therapies, and wellness rituals rooted in local traditions. From a 50-meter indoor-outdoor infinity pool to curated cultural experiences, the resort is being built as both a destination and a sanctuary.
Guests can expect five distinct dining venues, including a signature Chinese restaurant spotlighting regional flavors, along with art galleries, a library, luxury retail, and expansive event spaces overlooking verdant parklands.
