If you’re searching for a property in Greece that’s both beautiful and energy-conscious, look no further than Chania, the sun-soaked city on Crete. According to new research from eXp Greece, Chania has emerged as the nation’s leader in energy-efficient housing, with over 70% of listed homes carrying an Energy Performance Certificate (EPC) rating of C or above.
The analysis highlights how some of Greece’s most desirable locations are also leading the charge when it comes to sustainability. Following Chania, Larissa in Thessaly ranks second with 68.2% of homes rated C or higher, while Kalamata in the Peloponnese takes third place at 65.7%.
Urban centers are not far behind. Thessaloniki, Greece’s second-largest city, stands out with 64.2% of its 45,500+ listings meeting the energy benchmark, while Athens follows with 57%, signaling a growing preference for eco-friendly homes in the capital.
But the picture isn’t uniform. Areas like Lamia (35.6%), Piraeus (39.4%), and Xanthi (41.3%) lag significantly, indicating either a slower adoption of energy-saving measures or outdated EPC documentation.
“Energy-efficient homes are not only better for the environment, they also offer long-term savings and increased value for buyers,” said Adam Day, Head of eXp UK and Europe. “Markets like Chania, Larissa, and Thessaloniki are showing strong progress — buyers looking for smart, future-ready investments should take note.”
As Greece continues to align its housing market with EU energy goals, this data reveals a promising shift toward sustainability in some of the country’s most livable locations — offering buyers the rare combination of lifestyle and long-term value.
