IHG Signs First Noted Collection Hotel In UK With Historic Theobalds Estate

IHG Hotels & Resorts has signed the first property for its newly launched Noted Collection brand, marking a major milestone in the global hotel group’s premium expansion strategy.

Theobalds Estate in Hertfordshire, England, will become the inaugural Noted Collection by IHG property following an extensive refurbishment programme ahead of its planned 2027 opening.

The signing comes only months after IHG introduced the new premium collection brand and signals growing demand from hotel owners seeking conversion-friendly brands that preserve independent identity while benefiting from global distribution and loyalty platforms.

Historic Estate Near London To Undergo Major Luxury Transformation

Located within 55 acres of historic parkland near Theobalds Grove, the estate sits approximately 35 minutes from London Liverpool Street and includes a partly Grade II-listed property with royal heritage.

The building previously served as an 18th-century royal residence and includes connections to King James I dating back to the 17th century.

Owned by Surya Hotels, part of the Flying Trade Group, the estate will be repositioned as a luxury wellness and leisure destination targeting upscale and upper-upscale travellers.

The refurbishment plans include a major expansion of wellness facilities, reflecting growing global demand for health-focused hospitality experiences.

Luxury Wellness Facilities Planned At Theobalds Estate

The new hotel will feature a spa, gym and dedicated wellness centre offering hyperbaric oxygen therapy, red light therapy, reformer Pilates, performance coaching and longevity-focused wellness programmes.

Additional facilities will include a spin studio, outdoor spa garden and newly added padel courts.

IHG also confirmed that the estate’s outbuildings and leisure areas will undergo full renovations, including a redesigned 25-metre outdoor heated lido with a new spa, restaurant and children’s play area.

The project will also modernise guest infrastructure through new access roads, upgraded arrival areas and air conditioning installations throughout the estate, including the protected heritage sections of the property.

IHG Accelerates Growth Of Premium Conversion Brands

IHG executives said the signing highlights strong owner interest in flexible premium hotel brands capable of combining individuality with the commercial scale of a global hospitality group.

“Signing the first Noted Collection by IHG hotel so soon after launch is a powerful early signal of the momentum we’re seeing for the brand,” said Willemijn Geels, Vice President Development Europe at IHG Hotels & Resorts.

Geels added that owners are increasingly searching for conversion solutions that allow hotels to retain their unique identity while accessing IHG’s global enterprise systems and loyalty network.

Alongside Theobalds Estate, Surya Hotels has also signed voco Thatcher’s Hotel in Surrey with IHG, further strengthening the hospitality group’s premium expansion pipeline in the UK.

Noted Collection Central To IHG’s Long-Term Growth Strategy

Noted Collection by IHG is the company’s 21st hotel brand and the 11th new brand launched by the group within the past decade.

The brand has been positioned within IHG’s premium segment alongside voco, Ruby and Crowne Plaza, targeting upscale to upper-upscale independent hotels seeking global support without losing their local identity.

IHG said it expects Noted Collection to become a major contributor to future global growth, with ambitions to expand the brand to more than 150 hotels worldwide over the next 10 years.

For hotel owners, the model offers access to IHG One Rewards, international distribution channels and commercial infrastructure while allowing each property to maintain its own story, design and guest experience.
