Viceroy Brickell Residences Opens In Miami Amid Luxury Property Boom

Viceroy Hotel & Resorts has officially completed Viceroy Brickell, a new 45-story luxury residential tower in Miami developed by Related Group and GTIS Partners, marking the hospitality brand’s first completed residential project in the United States.

The opening comes during a period of strong growth in Miami’s luxury real estate market, particularly in the Brickell district, where condominium prices have risen 12% during 2026.

Brickell Continues To Attract Luxury Investment

Developers said the project arrives as Brickell continues evolving into one of the most desirable financial and residential districts in the United States.

The area has seen rising demand driven by corporate relocations, including investment firm Citadel, alongside growing international interest in South Florida real estate.

Foreign buyers purchased approximately $4.4 billion in South Florida residential property during 2025, according to figures cited by the developers.

Located in the center of Brickell, Viceroy Brickell adds 420 residences to the district, ranging from studios to two-bedroom homes measuring between 485 and 1,286 square feet.

The development also includes two full penthouse floors and 56 city flats positioned along the base of the tower.

Luxury Interiors Inspired By Miami Design Heritage

The building was designed by Arquitectónica, while interiors were created by Meyer Davis.

Design elements throughout the tower reference Miami’s Art Deco and Mid-Century Modern influences through materials including terrazzo flooring, oak paneling and tropical-inspired artwork.

At ground level, residents and guests are welcomed by a food and beverage venue centered around a bronze mirror-clad cocktail bar serving coffee during the day and cocktails in the evening.

Developers said the residences were designed to combine privacy with the broader lifestyle and energy of the Brickell neighborhood.

Residents Receive Access To Extensive Amenities

Viceroy Brickell includes more than 37,000 square feet of hospitality-focused amenities managed directly by the Viceroy brand.

The property’s 14th-floor amenity deck features a heated swimming pool, outdoor spa, private cabanas, summer kitchen, café and landscaped lounge areas overlooking the city.

Additional facilities include a fitness center with skyline views, saunas, treatment rooms, a golf and Formula 1 simulator studio, wine cellar, tasting room and private cinema.

Residents will also have access to a private marina along the Miami River and membership privileges at the Grand Bay Club beach club in Key Biscayne.

The tower additionally features a permanent collection of contemporary artwork from the Jorge M. Pérez Collection.

Project Reflects Two Decades Of Brickell Development

The launch also highlights the continued transformation of Brickell over the past two decades.

Related Group founder Jorge M. Pérez played a major role in reshaping the district from a primarily office-focused financial area into a mixed-use residential and lifestyle destination.

Major developments including Icon Brickell and SLS LUX Brickell helped establish the neighborhood as one of Miami’s fastest-growing urban communities.

Today, Brickell has a residential population approaching 40,000 residents and remains one of the city’s most active luxury real estate markets.

Residences at Viceroy Brickell are currently priced from the $600,000 range to nearly $2 million.
