Kimpton Hotels & Restaurants has announced its partnership with Kauai’s landmark Coco Palms Resort, marking the first location in Hawaii for IHG Hotels & Resorts‘ expanding luxury and lifestyle portfolio. Following a historically sensitive restoration, Coco Palms, A Kimpton Resort, will open in 2026 as a premier tropical retreat, offering an array of experiences for travelers and the Kaua‘i community.
Located in the lush valley of Wailua along Kauai’s stunning shoreline, Coco Palms is owned by Reef Capital Partners and will be operated by Highgate. The resort, once a favorite destination during Hollywood’s golden era with guests such as Elvis Presley, Rita Hayworth, and Gene Autry, will undergo a meticulous restoration guided by Native Hawaiian advisors to ensure an authentic and culturally rich experience. The restored landmark will feature 350 accommodations across three low-rise hotel structures and cottages.
Resort Amenities and Guest Experience
The resort will offer various amenities for relaxation and exploration, including access to a 15-acre coconut grove for activities such as meditation, movie nights, and wedding ceremonies. Guests can unwind at the onsite spa or one of the three outdoor swimming pools. Dining options will include a rooftop bar, a pool bar, and a restored shoreline restaurant. A highlight will be the continuation of the Coco Palms tradition of the evening torch-lighting ceremony. Additional Kimpton perks include the Kimpton Kickstart morning coffee and tea service, Kimpton Social every evening, the “Forgot It? We’ve Got It!” program, in-room yoga mats, and pet-friendly policies.

Preservation and Cultural Commitment
After significant damage from Hurricane ‘Iniki in 1992, Coco Palms has remained neglected until now. The restoration aims to preserve the historical and cultural integrity of the land, featuring an onsite cultural center and museum to honor Kaua‘i. This center will host exhibits, lectures, and activities of cultural significance, educating visitors and residents about the native culture, rich history, and artistic community of the surrounding area.

Guests can explore the serene Fern Grotto, a natural lava rock cavern formed millions of years ago, by boat.
