DIFC Lays Foundation Stone for $300M Immersive Tower in Dubai

The Dubai International Financial Centre (DIFC) has marked a significant milestone by laying the foundation stone for the multi-functional Immersive Tower, poised to become a new architectural marvel in the emirate. The completion of the construction is slated for April 2027.

The project is estimated to cost 1.1 billion dirhams ($299.4 million). Spanning 115,000 square meters, the building will be situated in the heart of Dubai’s financial district, adjacent to the Daman Tower, with a view of the ICD Brookfield Tower skyscraper.

Designed by AEDAS and developed by the DAR Group, the 37-story Immersive Tower is set to feature 58,600 square meters of office space and around 10,600 square meters of retail space. In addition to office spaces ranging from 60 to 158 square meters, tenants will have access to the Member’s Club located on the 26th, 27th, and 28th floors.

“With the ever-growing number of regional and international financial institutions, fintech, and innovation companies represented in DIFC, we recognize the need for Class A office spaces that meet the requirements of future workspaces,” said Essa Kazim, the DIFC’s Managing Director.

The decision to construct the Immersive Tower comes in response to high demand for commercial spaces in the DIFC in 2023. Properties managed and owned by third-party organizations were filled to 92% capacity.
