Located just nine minutes from Deer Valley’s East Village and within easy reach of Park City and Sundance, the project is positioning itself as a unique combination of wellness retreat, culinary destination and residential community surrounded by Utah’s mountain landscapes.
The latest phase introduces Ameyalli Resort & Spa by Appellation, an 80-key boutique hotel developed in partnership with hospitality brand Appellation, founded by Michelin-starred chef Charlie Palmer and hospitality executive Christopher Hunsberger.
New Resort Anchors Next Stage of Development
The centerpiece of Phase 2 is the Ameyalli Resort & Spa by Appellation, which will combine luxury accommodation, destination dining and one of the most distinctive wellness offerings in North America.
The resort will feature 80 guestrooms and suites spread across six low-profile buildings designed to blend into the surrounding landscape. Guests will have access to indoor and outdoor pools, fitness facilities, curated wellness programming and direct access to the property’s geothermal springs.
The design has been developed through a collaboration between architecture firm Overland Partners and interior design studio EDG, with a focus on creating a seamless connection between indoor and outdoor environments.
World-Class Geothermal Spa Planned
A major attraction of the new resort will be the 20,000-square-foot wellbeing spa, which developers describe as the only spa in the world directly sourced by an active cluster of 28 natural geothermal springs.
The spa will include thermal pools at varying temperatures, each supplied by different springs with unique mineral compositions. Additional facilities will include 15 treatment rooms, movement studios, contrast therapy circuits, outdoor saunas and longevity-focused wellness programmes.
The geothermal waters have long been recognised for their therapeutic qualities, with historical significance dating back to Indigenous communities and later European settlers who established the Midway area.
Charlie Palmer Restaurants to Lead Culinary Experience
Food and beverage offerings will play a central role in the resort experience, reflecting Appellation’s culinary-first hospitality philosophy.
Two restaurants led by renowned chef Charlie Palmer are planned for the property. The signature restaurant will draw inspiration from the resort’s biodiverse gardens and farm kitchen, while a second farm-to-table dining venue will overlook the resort pool and welcome both guests and local visitors.
The hotel lobby will also host cooking demonstrations and educational experiences through Appellation’s Crafted by Appellation programme, offering workshops with local artisans, growers and producers throughout the year.
First Whole-Ownership Villas Introduced
Phase 2 also marks the debut of Ameyalli’s first whole-ownership residential offering with the introduction of 23 Villa Residences integrated throughout the resort campus.
Each two-bedroom villa spans approximately 1,600 square feet and has been designed to maximise mountain views while maintaining privacy.
Features include open-plan living spaces, indoor and outdoor fireplaces, private terraces and flexible lock-off layouts that allow owners to occupy part of the residence while making the remainder available through the resort’s rental programme.
Owners will have access to all resort amenities and services while benefiting from potential rental income when not using the property.
Strong Sales Momentum Continues
The groundbreaking follows strong demand for Ameyalli’s first residential phase.
According to the developer, 81 percent of the completed Alpine Chalets in the Residence Club have already been sold through a deeded fractional ownership model.
The remaining chalets are scheduled for completion through 2026 and 2027, with owners already taking advantage of exchange opportunities and rental income programmes.
Historic Hot Springs Restoration Underway
Alongside the new construction, restoration work is continuing on two historic geothermal hot pots located within Ameyalli’s 55-acre geological preserve.
The distinctive crater-like tufa domes were formed over thousands of years through mineral-rich spring water deposits and remain one of the property’s defining natural features.
More than half of the development’s land area has been placed under permanent conservation easement to protect the area’s hydrology, geothermal resources and views of Mount Timpanogos and the Wasatch Range.
Growing Luxury Destination Near Park City
The project arrives as luxury tourism and residential demand continue to expand across Utah’s mountain destinations.
Its location near Deer Valley, Park City and Sundance places it within one of the most sought-after recreation and lifestyle regions in the United States, while its geothermal wellness offering creates a distinctive point of differentiation from traditional ski and mountain resorts.
Developers say the next two years will represent the most significant growth period in the project’s evolution as construction progresses on the resort, spa, restaurants and villa residences.

When completed, Ameyalli aims to offer a hospitality experience deeply connected to the landscape and history of the region, combining luxury accommodation, destination dining and wellness experiences centred around its rare geothermal resources.
